The problem

Page one is Facebook threads, uploaded reports and two apps that want a subscription

Search 'electrical installation condition report template' and you get a Facebook group asking for one, a report somebody uploaded to Scribd, a US forms site, a software help page for a product you do not own, a 'coming soon' page, and two firms who will do the inspection for you. Search 'EICR template' and the two real templates on page one belong to Tradify and BigChange — both behind a sign-up. Nowhere can an electrician type in the installation, the boards and the readings and print the report with its schedules.

This form does that. It is not a copy of the IET model form — it is FieldHive's own layout on the content BS 7671 requires — and it prints as the report, the inspection schedule, a landscape schedule per board, and the guidance for recipients.

How it works

Five steps, the order the inspection happens in

Client and installation — A to D

Who ordered the report and why, the occupier and address, the premises, age of the wiring, evidence of alterations, records available, the extent covered, and the agreed and operational limitations with their reasons. Quick starts set the reason and the usual interval for a rented dwelling, a change of occupancy, an HMO or a commercial unit.

Supply and earthing — I and J

Earthing arrangement (TN-S, TN-C-S PME or PNB, TT, TN-C, IT), live conductors, voltage and frequency, Ipf and Ze, the supply protective device; means of earthing, the earth electrode, the earthing and main bonding conductors, what is bonded, and the main switch or RCD.

Boards and circuits

One or more boards, each with its circuits: the circuit details and the test results on one landscape schedule per board, quick-fill presets for the usual circuits, the maximum permitted Zs from Table 41.3 or 41.5, and amber checks on the readings — the same engine as the minor works certificate.

Inspection schedule and observations

The 60-item condition report inspection schedule, each item acceptable, C1, C2, C3, FI, not verified, limitation or not applicable; then the observations with their codes and schedule references. Any C1, C2 or FI sets the overall assessment in section E to unsatisfactory.

Summary, recommendations, declaration

The general condition, the next inspection date from the usual interval, the inspector's and the authoriser's signatures on screen, and the guidance sheet appended. Or switch to the electrical test sheet on its own for a schedule without the report.

The codes

C1, C2, C3 and FI — and what makes a report unsatisfactory

C1 — danger present

Risk of injury. Immediate remedial action required; where practicable the item is made safe on discovery and the owner or user told in writing.

C2 — potentially dangerous

Urgent remedial action required. With C1 and FI, the code that makes the overall assessment unsatisfactory.

C3 — improvement recommended

Not dangerous; the installation would be safer with the improvement. C3 alone does not make a report unsatisfactory.

FI — further investigation

An apparent deficiency the inspection could not fully identify within its extent and limitations, which could be a C1 or C2. Investigate without delay; the report is unsatisfactory until it is.

The tool applies the rule: any C1, C2 or FI on the schedule or in the observations sets section E to UNSATISFACTORY.

Intervals

How often an installation is inspected

The next inspection date is the inspector's recommendation, taking the condition of the installation into account. The intervals the trade works to: five years for a rented dwelling in England, where the Electrical Safety Standards in the Private Rented Sector Regulations 2020 make it law; ten years or change of occupancy for an owner-occupied home; five years for commercial premises, HMOs, hotels and schools; three years for industrial; one year for caravan parks, swimming pools and agricultural installations. Pick one and the date fills itself from the test date.

The inspection and testing is carried out to BS 7671:2018 as amended — A4:2026 since 15 April 2026 and mandatory for new work from 15 October 2026 — and this form defaults to it with A2:2022 available.

Part of the job

The condition report is the periodic inspection. Remedial work that adds to or alters a circuit gets a minor works certificate; the fire alarm and emergency lighting on the same premises get their own certificates; and the visit is invoiced. FieldHive has a free form for each.

The person named in section G is reporting on the installation under BS 7671, and the recommendation on the next inspection is theirs. The maximum Zs values are the Table 41.3 and 41.5 figures for the device entered; the inspector confirms them. None of this is electrical or legal advice.
